NoLi Project Begins Leasing Retail and Restaurant Space, Promising New Life for Lincoln Lane

Leasing has officially begun for retail and restaurant space at NoLi, short for "North of Lincoln," a project poised to transform Lincoln Lane — the narrow alleyway just north of Lincoln Road in Miami Beach — into a pedestrian-friendly walkable street.

The redevelopment aims to turn what has long been a service alley into a vibrant corridor lined with restaurants, cafes and boutique retail. Developers say the goal is to create a walkable extension of the Lincoln Road shopping district, drawing foot traffic away from the crowded main strip and into a more intimate, pedestrian-oriented setting.

With leasing now underway, local business owners and prospective tenants are getting their first opportunities to sign on for space in the corridor. Organizers behind the project say the redesigned lane will feature outdoor seating, improved lighting and landscaping, and design elements meant to encourage visitors to linger rather than simply pass through.

The project is being watched closely by Miami Beach residents and business owners, many of whom hope it will bring renewed energy and foot traffic to the area while easing congestion on Lincoln Road itself. If successful, NoLi could serve as a model for repurposing underused alleyways in other parts of the city.
