Miami Beach Design Review Board Weighs Pier Park, North Beach Complex in Latest Session
The Miami Beach Design Review Board held its most recent regular meeting on July 9, 2026, at City Hall, working through nine design applications ranging from a new beachfront club facility to modifications for a North Beach community complex. Like the city's other land-use boards, the DRB is not expected to meet again until September 11, 2026, after the Commission's traditional August recess.
Pier Park beach club at 1 Ocean Drive
One of the more high-profile items was a request to fully demolish the existing restaurant and concession building at 1 Ocean Drive and replace it with a new two-story beach club facility known as Pier Park. City staff recommended approval with conditions, and the project — at the southern tip of Ocean Drive — is among the more visible redevelopment proposals the board has reviewed this year.
North Beach's 72nd Street Community Complex
The board also considered modifications to a previously approved design for the new five-story community complex at 299 72nd Street in North Beach, a project that has been through the DRB process before under an earlier file number. Staff again recommended approval with conditions for the updated plans.
Alton Road bank redevelopment
At 1414 Alton Road, the applicant proposed demolishing the existing single-story bank building — constructed in 1974 — and replacing it with a new single-story financial institution, including drive-through lanes and associated variances. Staff recommended approval with conditions.
New residential construction
Several smaller residential projects also came before the board, including a proposed four-story, four-unit multifamily building (branded the Lullaby Condominium Residences) at 928 Byron Avenue, and a new three-story, two-unit multifamily building on a vacant lot at 935 2nd Street in the South of Fifth neighborhood. Two additional items sought modifications to previously approved single-family homes at 301 West San Marino Drive and 2444 Prairie Avenue. All four carried staff recommendations for approval with conditions.
Public mural and park equipment
Rounding out the agenda were a request for a public mural on the east-facing exterior wall of a building at 905 Bay Drive, and a City of Miami Beach application to modify a previously approved design for replacement playground equipment at South Pointe Park. Staff recommended approval on both.

Design Review Board decisions on individual projects can typically be appealed, and many approvals also require the applicant to secure separate building permits before construction begins. The board's next regular meeting is scheduled for September 11, 2026.
